Rental Policies

Inquiries: Inquiries are answered in the order they are received. Please note that dates and availability are subject to change

Holds: You must call to secure a temporary 24-hour hold on a property.  We are not required to hold properties unless a deposit has been paid and a rental agreement has been signed.

Rental Agreement: Upon submitting your booking, you will receive a Rental Agreement that must be signed and returned within 48 hours. Your dates will be held during this time.

Arrival/Departure: Check in between 4:00 pm and 5:00 pm at Sunapee Vacation Rentals at 1066 Route 103 in Newbury, NH to pick up keys. Check out from your rental no later than 9:00 am and return keys to Sunapee Vacation Rentals. Check-outs after 9:00 am will be charged.

Deposit: A security deposit in the amount of $500 shall be due at time of booking and execution of this agreement. The deposit is not credited toward the rent and will be returned, less any damage or missing property deductions, within 5 days after departure. The property should be returned in the same condition as when you checked in.

Initial Deposit: An initial deposit in an amount equal to 25% of the grand total shall be due at time of booking and execution of the Rental Agreement. Deposits may be paid by credit card or check. Credit card transactions are subject to a 4% processing fee.

Final Deposit: A final deposit in an amount equal to the remaining balance of the total fees ("Final Deposit"), shall be due no later than 60 days prior to the check-in date (“Final Deposit Due Date”). THE FINAL DEPOSIT IS NON-REFUNDABLE. Guest hereby authorizes agent to charge the guest’s credit card for the final deposit if not paid by the Final Deposit Due Date. If the effective date is less than 60 days from the check-in date, the Final Deposit shall be due with the Initial Deposit. Agent reserves the right to terminate this rental agreement and retain all deposits in the event that the Agent has not received the Final Deposit by the Final Deposit Due Date.

Cancellation Policy: Guests who cancel at least 60 days before the check-in date shall receive back 100% of the amount they have paid. No refunds shall be given to guests who cancel within 60 days of the check-in date.

Maximum Occupancy: The maximum number of guests varies per property. If Guest exceeds the maximum occupancy specified in the Rental Agreement, then such is a violation of the Rental Agreement and constitutes grounds for immediate termination and eviction.

Linens & Towels: Linens and towels are NOT provided. Guest must supply sheets, pillowcases and towels (including beach towels and dish towels).
